- Due to COVID-19, we limit showing appointments to applicants who have been pre-qualified, especially if the property is occupied and we have to make arrangements with the current tenant. You are welcome to drive by anytime and get a feel for the neighborhood and location to see if it works for you.
- How do I submit an application to rent a property?
- On the property listing page, click on the red “APPLY NOW” button and it will take you to RentSpree for online applications, credit reports, criminal background and eviction checks. For the tenant screening process, you will need a photo ID, prior landlord’s contact info, supervisor contact info and a W2 or paystub.
- What are the qualifications to rent a property?
- We look at applicants on a case-by-case basis and select the most qualified applicant based on a combined criteria of income, employment, rental history and creditworthiness. For example, someone with high income and steady employment may offset their mediocre credit score. However, we absolutely will NOT rent to anyone with an eviction history.
- How much is the application fee?
- The $38.00 tenant screening fee charged by RentSpree is not just an application fee. It includes an online application, credit report, criminal background check and eviction check.
- Is the application fee refundable if I am not approved?
- Since the $38.00 is paid directly to RentSpree for the credit report, criminal background check and eviction check, this fee is non-refundable. However, you are able to share your application with other landlords so you won’t have to pay fees for other rentals you may be interested in.
- If I am approved, why is the property still available?
- We only take the property off the market upon receipt of a non-refundable $500.00 deposit, which goes towards your total move-in cost of first month’s rent plus security deposit.
- What should I expect after I am approved for a property?
- Once we determine an agreed upon move in date, we will draft a lease agreement for e-signatures. You should also schedule all utilities to be transferred into your name as of the move in date. Also, be prepared to pay for your total move in cost with a cashier’s check, money order, cash or using our online payment system, Avail.
- Why do I need to do a PetScreening profile if I don’t have a pet?
- We ask ALL tenants to complete a PetScreening profile to ensure compliance based on your pet status. Be sure to select the “No Pets or Animals” option if this applies, as this is no charge to you.
